Acrylic synthetic exterior finishes (EIFS) installed with proper detailing — efficient, color-stable, and code-compliant when done by a crew that respects moisture management.

What it is

Synthetic finish (EIFS) is a layered exterior wall system built from foam insulation board, mesh-reinforced base coat, and an acrylic-modified finish. When the substrate, flashing, and finish are detailed correctly, it is a legitimate, energy-efficient choice — particularly on commercial and large multifamily envelopes.

Most EIFS failures we see in older homes come down to bad installation, not bad material. We install synthetic finishes only where they are appropriate, and we install them with kick-out flashings, sealant joints at every penetration, and drainage detailing as a standard — not an upgrade.

Every project follows a sequence — refined over thirty years and adapted to the substrate, climate, and finish system.

    Substrate & flashing audit

    We will not install over compromised housewrap or flashing.

  2. 02

    Insulation board layout

    Foam adhered and mechanically fastened to layout drawings.

  3. 03

    Base coat & mesh

    Polymer-modified base with embedded fiberglass mesh, lapped at corners and openings.

  4. 04

    Finish coat

    Acrylic finish in the specified color and texture, troweled or floated as appropriate.

When should I use synthetic finish instead of hard-coat?

When insulation value drives the wall assembly choice and detailing for moisture is rigorous, EIFS is competitive. For most luxury residential exteriors, we recommend hard-coat.
