Stucco & plaster in Sandy Springs.

Sandy Springs runs north of Buckhead along the Chattahoochee — a different building stock, often newer, often on larger lots. Our work here is split between custom new-builds and renovation of homes that were originally finished in synthetic stucco that has aged poorly.

What the work looks like here

Most of the older Sandy Springs homes we are called to assess were built in the 1990s and 2000s with EIFS systems applied without proper kick-out flashings or drainage detail. The result is what you would expect — water intrusion at window heads, soft sheathing behind the foam, and visible cracking at joints. The remediation we provide is full assembly removal, substrate repair, and replacement with either properly detailed EIFS or hard-coat stucco depending on the budget and brief.

On new construction in Sandy Springs, the work mirrors Buckhead — hard-coat exteriors, custom moulding profiles, Venetian and Marmorino interiors. The architectural language is more relaxed; the finish standards are not.

Commercially we have done plaster work for medical office, restaurant, and retail interiors along the Roswell Road and Hammond Drive corridors.

Common questions

Working with us in Sandy Springs.

How do I know if my Sandy Springs home has failing EIFS?

Common signs: cracking at window corners, soft spots behind the wall when pressed, dark staining streaking down from sills, and a hollow sound when tapped near openings. We do paid assessments that include moisture probe testing and a written remediation scope.

Can the existing EIFS be repaired in place?

Sometimes. If the substrate behind the foam is intact, targeted repair is feasible. If moisture has reached the sheathing, the only honest answer is full removal and replacement.
